A Truth About Finger Lakes Real Estate in 2025 | Finger Lakes Newsletter | Issue #1 | December 5th, 2025

As 2025 winds down, I’ve been reflecting on what this year has taught us in real estate in the Finger Lakes.  There are lessons to be found in every area where every lake, every village, and every micro-market has its own personality.

This region is special.  Sometimes it takes time away to recognize that.  I was born here and after having lived in Boston and NYC, I returned here.  And I can confidently say, the Finger Lakes region is beautiful, unpredictable, competitive, emotional, and deeply human — and this year brought all of that to the surface.  Sometimes all on the same day!

If you’ve been working anywhere from Canandaigua to Skaneateles, from Penn Yan to Watkins Glen, from Geneva to Hammondsport, you already know:

This wasn’t a year of volume.
It was a year of learning.

Across countless conversations with agents — across every brokerage — here’s what I kept hearing:

  • “Lakefront sellers want top dollar, but aren’t always truly sellers.”
  • “Buyers love the region, but they’re cautious.”
  • “Showings are slower, but good listings priced right still fly.”
  • “It’s harder to get momentum than it used to be.”

And yet…

I also heard:

  • “I had some of my best client conversations this year.”
  • “People still want to be here — just for the right home.”
  • “When something is priced correctly, it’s gone in a weekend.”
  • “I’ve learned more about myself this year than ever before.”

That last one feels important.

A Year That Quietly Reshaped Finger Lakes Agents

From Canandaigua’s tight north shore inventory to Seneca Lake’s “micro booms,” from Keuka’s second-home market to Ithaca’s steady demand — this year didn’t reward speed.

It rewarded intention.  Consistent intention.

It required agents to:

  • educate buyers who were unsure
  • navigate sellers who were “testing” the waters (and not the lake waters!)
  • manage STR-driven pressure around certain lakes
  • explain why lakefront pricing behaves differently
  • reset expectations on days-on-market
  • stay patient when showings ebbed and flowed

And because of that, many agents grew in ways they didn’t expect.

If that’s you, I hope you feel proud — you’ve earned it.

Three Big Lessons Finger Lakes Agents Learned in 2025

1. Clarity builds confidence — especially here.

Whether it’s explaining why Keuka Lake inventory is so constrained…
or why buyers in Geneva slow down after Labor Day…
or why sellers around Canandaigua Lake expect premium pricing…

Your clarity is a superpower.

Clients want local truth, not pressure.

2. Consistency doesn’t require intensity.

The agents who stayed steady this year didn’t hustle harder.
They focused on a handful of simple habits:

  • regular check-ins
  • micro-open houses
  • soft follow-ups
  • calm seller counseling
  • monthly buyer regroup conversations

Small moves. Big difference.

3. The Finger Lakes is still a “feelings-first” market.

Here, people buy lifestyle, family legacy, water access, and community.
They don’t buy “square footage near a lake.”
They buy meaning.

The agents who leaned into connection — listening, reassuring, slowing down — saw trust deepen in ways that will pay off long after 2025.

People remember how you make them feel.

As You Look Toward 2026…

I want to offer something simple:

You might be doing better than you think.

Many agents felt behind this year simply because business didn’t “look” the way they planned.
But real estate in the Finger Lakes has never been linear.

If you:

  • showed up
  • served people well
  • stayed steady during slow weeks
  • protected your mindset
  • kept your heart in the work

…you are far ahead of where you realize.

2026 has space for momentum — and clarity — again.
