Strategy Season | Wayne County Newsletter | Issue #5 | February 13th, 2026

When I’m not socializing and drinking coffee, I’ve been spending time studying the most recent activity across Wayne County, and here’s what stands out:

The market is active — but it’s rewarding precision.

We’re seeing steady sales, homes going pending, new listings entering the market, and at the same time, price adjustments and some expirations. That combination tells us something important:

This isn’t a “throw it on the market and hope” season.
It’s a strategy season.

Homes are selling — especially when they are priced correctly and positioned intentionally. Buyers are present — but selective. Sellers are watching — but cautious.

So what does that mean for us as professionals?

It means our value right now is clarity.

The agents succeeding in Wayne County are the ones who:

  • Set expectations early
  • Lead pricing conversations confidently
  • Prepare sellers before the listing goes live
  • Stay consistent with communication

And here’s one very concrete strategy that is working in Wayne County right now:

Run a Micro-Market Seller Strategy Session

Instead of offering a generic CMA, pick one neighborhood or village pocket — Lyons, Newark, Wolcott, Sodus, etc. — and personally invite 5–10 homeowners to a short “Seller Strategy Session.”

Not a sales pitch.

A conversation.

You can say:
“I’ve been watching how homes are behaving specifically in this part of Wayne County. The market is rewarding homes that are priced and prepared correctly, and I’m offering short strategy sessions for homeowners who want to understand what it would actually take to sell in today’s environment.”

This works because:

  • Inventory is limited
  • Sellers are unsure
  • Expirations are happening
  • And homeowners want clarity more than hype

You’re not promising price.
You’re offering perspective.

That builds trust — and trust builds listings.

Wayne County is steady. It’s disciplined. It’s honest.

Markets like this don’t reward noise. They reward leadership.

If you ever want to compare notes, walk through strategy, or talk through a specific listing scenario, I’m always happy to connect.

We succeed faster when we share insight.

Warmly,
Kim
